Twin Peaks Management

Terms and Conditions
Resident messaging terms and conditions
Scope of Service
By signing your lease with Twin Peaks Management and providing your phone number, you agree to these terms for the text message and voice call service we provide. This service is limited to current and active residents of Twin Peaks Management-managed properties.
What You Will Receive
Messages under this service are event-triggered and transactional. They may include: rent and billing updates, payment confirmations, maintenance and repair notices, building and unit emergency alerts (fire, severe weather, utility outages, health advisories), lease administration notices, and replies to your questions or reports. We will not send marketing, promotional, or third-party messages.
Two-Way Communication
You may text or call the number provided by Twin Peaks Management to ask questions, report an issue, or confirm details about your tenancy. Our responses will be limited to matters related to your account and the lease. Conversations on this channel are part of your tenancy record.
Opt-Out and Emergency Carve-Out
Reply STOP to any text message, or state your request during a call, to stop receiving non-emergency messages and calls. Upon opt-out we will continue to send only life-safety and emergency alerts and will use alternative written notice for all other communications. You may re-enroll at any time by contacting us. Opting out is not a breach of your lease.
Message Limits and Hours
We will send no more than three (3) non-emergency text messages and one (1) non-emergency voice call per resident per day. Outbound messages are sent between 8:00 AM and 9:00 PM local time. Emergency alerts are not subject to these limits.
Important Disclaimers
This messaging service is a communication channel for tenancy-related information. It is not a substitute for calling 911 or emergency services. In a life-threatening emergency, call 911 immediately. We do not guarantee immediate or real-time delivery of any message. Standard carrier message and data rates may apply to you.
Changes and Termination
We may update these terms or the messaging service with reasonable notice to current residents. Your right to use this service ends when your tenancy ends. You are responsible for promptly notifying us if your phone number changes.
Severability and Governing Law
If any provision of these terms is found unenforceable, the remaining provisions remain in effect. These terms are governed by the laws of the State of Wyoming.
